Redevelopment plans for Barrow Road




Thank you for taking the time to visit our website, where you can find out more about the proposals to redevelop the former Pure Gym and Mecca Bingo site and car park off Barrow Road.

This is a brownfield site, close to shops, local facilities and the transport links around Lawrence Hill station and St Philips Causeway. It will become an exceptional place to live, fostering a positive impact throughout the neighbourhood.

  • The site is classed as brownfield land. We are seeking to redevelop an underused private car park into new residential accommodation and green space, delivering an estimated 114% biodiversity net gain. There will be more greenery, more wildlife and it will be a healthier environment to live in.
  • The proposals are being brought forward in the context of Bristol’s housing, ecology and climate crisis, all of which this development will help.
  • There are around 18,000 people on Bristol’s affordable housing waiting list and 1,000 in temporary accommodation.
  • The new buildings will run on renewable energy and have in-built energy saving measures, and crucially, no gas.
  • The plans respond to the Council’s ambition for the Lawrence Hill area to be regenerated through new residential development, which can include the inclusion of taller buildings.
  • 141 construction jobs will be created, in addition to 125 new jobs associated with the operation and management of the new buildings. It is anticipated that new residents are likely to spend £3.6m a year in the local area, supporting local businesses and facilities.

The public consultation events held in February 2023 were extremely constructive and the plans have evolved considerably since then. Thanks to this input, along with continued engagement with Bristol City Council officers, we will shortly be submitting a planning application, and this website has been updated to reflect the current plans.

The planning application will comprise:

  • A purpose-built block, designed with the intention that 82 one, two and three bedroom homes and a flexible amenity space (which could be used for a variety of purposes such as meetings, fitness classes and support groups for hire by the local community) will be owned and operated by a Registered Housing Provider
  • 299 one, two and three bedroom homes for rent. These will be managed by a professional Build-to-Rent operator providing 24/7 support, high quality living standards, and flexible leases
  • New footpath connections into Gaunt Ham Park, Hemmings Parade and Peter’s Terrace
  • New, accessible and well managed public spaces, including a dedicated growing spaces area between Hemmings Parade and the Bristol and Bath Cycle Path
